16” o.c. 2x10 and 2x12 Floor Joists. 1771 Fb Hemlock Fir Select Structural. 60% stronger than common SPF. 40% less deflection than code allows.

DECKING:
Ever Dry, No Squawk Floor Deck. 3/4” APA Rated Sturd-i-floor decking glued to joists with hand applied full bead construction adhesive (no white glue). Pneumatically secured with ring shank nails. Firmer, quieter.

FRAMING:
Exterior walls are 16” o.c. 2x6 675 Fb Premium Select sidewall studs. More than twice the strength of conventional 2x4’s. 2½ x stronger than code allows. Doubled 2x6 continuous top plates. Headers engineered for Northern Climates.

SHEATHING:
Total wall is solid APA rated structural sheathing glued to studs, plates and rim joists with construction adhesive, then pneumatically secured. Creates a totally bonded system when
cured. Blocking at window locations for drapery rod mountings is standard.

INTERIOR WALLS:
16” o.c. 2x4 premium studs. Continuous top and bottom plates. Blocking for bathroom accessories is standard.
ROOF SYSTEM
Terrace Exclusive Can’t Rack, Can’t Sag Truss and Ceiling System

FRAMING:
Pre-Engineered Northern Zone Trusses 24” o.c. 69 lb rated.
38% stronger than code requires. Terrace exclusive 16” o.c. 1x3 cross grid system fastened 90° to bottom of trusses with poly vapor barrier sandwiched between and sheetrock glued and screwed to grid. Nothing in the industry compares! Can’t Rack, Can’t Sag. Guaranteed.

DECKING:
Tougher, Thicker roof deck. 1/2” APA rated 32/16 roof sheathing pneumatically fastened. More than double the strength of conventional 3/8 sheathing. 133% stronger than code requires. Never wet. Guaranteed.

NO MOLD THRESHOLD:Specially engineered expandable material is carefully formed in and around the base of every exterior door rough opening to prevent water seepage under the threshold. ICE & WATER SHIELD STANDARD: Required only on low slope roofs by code, Ice & Water Shield is installed at the eaves of every Terrace Home. Ice & Water Shield is a proven Mastic material that adheres to the roof decking and prevents water backup under the shingles from penetrating the roof deck.
